Real estate

We help owners and developers lease and sell faster, from the first inquiry to the renewal.

We work on multifamily, condominium, mixed-use, retail and office buildings.

A short loop from the One Grand film: a woman arrives at the entrance on Grand Street, then colleagues meet in the lobby, on the terraces and around a work table above lower Manhattan.
From the One Grand film: a woman walks up to the building's entrance on Grand Street, then stands at a work table upstairs.

Watch the film

Leasing film for an office building in New York, made from the owner's renders.

We set each campaign to the one goal your building has to hit.

  • Multifamily lease-up

    Reach stabilized occupancy sooner.

  • Condominium sales

Sell out before the building opens.

  • Mixed-use districts

Give people a reason to visit before the last phase is done.

  • Retail leasing

Sign the tenants who bring the foot traffic.

  • Office leasing

    Win the anchor tenant.

We turn plans and simple renders into films that move tenants to sign.

  • The developer's render of the One Grand roof terrace: a pergola with flowering vines, lounge chairs and planters, and the lower Manhattan skyline, with nobody in it.
The same terrace in Vael's film, at the same camera: four colleagues laugh with drinks under the pergola.

The render the owner approved, above the frame we made from it.

  • A woman in over-ear headphones and a denim blazer walks past the ONE GRAND entrance canopy on a sunny Manhattan sidewalk, with a yellow cab and pedestrians behind her.

A street-level still from the One Grand leasing film.

  • A man and his yellow Labrador walk the Hudson shore in slow camera moves, ending on a beach at sunset.

A Vael concept film that sells the life around a building.

Prospects can walk your building before it opens.

We build a walkable model from your renders and plans. Your leasing team sends one link, and a prospect tours the amenity floor and chooses a home from anywhere.

Questions

Our broker runs the marketing. Where do you fit?

We make the film, and your broker decides who sees it.

Does the film change the building?

No. We make the film with AI from your renders. The building and the view stay as rendered, we add the people, and a person checks every frame.

Can you make a film before the building is finished?

Yes. We build it from the renders, so a building under construction can be shown with people in it.
